Multifamily insurance. An owner’s perspective.

Apartment insurance involves much more than insuring buildings. With direct asset management experience spanning more than 500 apartment units, Gil understands the operational and financial risks property owners face.

We’ve Managed the Properties. We Understand the Stakes.

Before founding Gratia Insurance Group, Gil spent over three years managing a multifamily portfolio of more than 500 apartment units, with responsibility for financial performance, property operations, capital improvements, and risk management.

He understands firsthand how insurance decisions affect a property’s bottom line, from rising premiums and deductibles to coverage requirements, property valuations, and the financial consequences of an unexpected loss. He also understands the delicate balance between controlling operating expenses and protecting the long-term value of an investment.

At Gratia, that experience brings an asset manager’s perspective to insurance. We look beyond the policy itself to understand the property, its operations, and the owner’s investment objectives.

Property-specific questions

Coverage areas to discuss

The right questions depend on the buildings, leases, lender requirements, and risks involved. The insurer and policy determine what is covered.

Property Insurance

Buildings, replacement cost considerations, deductibles, and relevant named-storm and wind exposures.

General Liability

Liability considerations involving residents, visitors, common areas, amenities, and property operations.

Umbrella & Excess Liability

Additional liability limits for eligible exposures where appropriate and available.

Loss of Rental Income

Business income or rental value coverage considerations after qualifying covered property losses.

Flood & Wind Exposures

Review catastrophe risks, exclusions, deductibles, and separate policy options where applicable.

Acquisitions & Refinancing

Discuss insurance needs related to acquisitions, lender requirements, renewals, and transitions.

A policy does not automatically cover every loss. Coverage depends on the issued contract, including terms, limits, deductibles, conditions, and exclusions.
