Coverage Guide

Commercial Property Insurance

Protect the physical assets that keep a business running.

Inventory the property

Commercial property coverage may apply to buildings, equipment, furniture, stock, and improvements in leased premises. The location schedule and property descriptions matter. An omitted site or outdated value can complicate a loss. Keep an inventory and update it after acquisitions, renovations, or equipment changes.

Rebuilding cost is different from market value

A sale price includes land and market conditions; rebuilding estimates labor, materials, debris removal, and construction costs. Policies may use replacement-cost or actual-cash-value settlement, with conditions and limits. Ask how each building and contents limit was calculated, what documentation is needed, and whether the policy could reduce a claim payment if insured values are too low. The NAIC valuation overview describes the general difference.

A fire and the cost of interruption

If a covered fire damages a workshop, property coverage may address covered damage to the insured property. Business income or extra expense may help with some lost income and added costs when a covered loss interrupts operations. These benefits are not triggered by every slowdown: the policy’s required physical loss, waiting period, measurement method, and time allowed for covered repairs matter. Review the NAIC explanation of business interruption alongside the policy.

Weather, water, and deductibles

Wind, named-storm, flood, water backup, roof settlement, and ordinance-or-law terms can differ from the basic property coverage. Flood is commonly excluded from standard commercial property forms and may need separate coverage. Ask whether a deductible is a flat amount or percentage and what event triggers it.

Review the limits against operations

Compare building limits with current reconstruction estimates and contents limits with peak inventory. Ask whether business income includes extra expense and whether a waiting period applies. For leased space, read the lease provisions for glass, improvements, and property the tenant must insure. Actual coverage depends on the issued policy and written changes.
